Why I Wouldn't Buy a For Sale By Owner Home Without an Agent as a First Time Buyer

If you're shopping for your first home in Southwest Louisiana, you've probably come across a listing marked "For Sale By Owner." No agent, no commission built into the price, maybe even a little wiggle room on negotiations. It can look like a great deal on the surface.
But here's what I tell every first time buyer who asks me about a FSBO home: the risk isn't the home itself, it's going into that deal without your own representation. The savings you think you're getting often come with risks that end up costing you more, in money, time, or stress. Here are the six biggest reasons I wouldn't let a first time buyer make an offer on a For Sale By Owner property without an agent in their corner.
1. No One Is Advocating for You
When a seller lists their own home, there's no listing agent involved, which means there's no one on the other side whose job is to protect your interests either. Every conversation, every negotiation, every question about the property is happening without a professional buffer. If you don't bring your own representation, you're navigating one of the biggest purchases of your life completely on your own.
2. Pricing Is Usually Off
A licensed agent prices a home using a comparative market analysis, real data pulled from recent sales of similar homes nearby. A homeowner selling on their own usually doesn't have access to that data, so pricing tends to be based on emotion instead. Sometimes that means the home is priced too high. Sometimes it's priced too low, which can raise its own red flags with lenders and appraisers. Either way, you need someone checking the numbers before you make an offer.
3. Paperwork Gaps Get Expensive
Disclosures, contingencies, deadlines. Louisiana real estate contracts have a lot of moving parts, and a seller without an agent may not fully understand what's required or when it's due. A missed deadline can cost you your earnest money. This is one of the most common places I see first time buyers get burned in a FSBO deal, simply because nobody was tracking the calendar.
4. Inspections Can Turn Into a Standoff
Once your inspection report comes back, someone has to negotiate repairs or credits. A seller with no agent often has no experience handling this part of the process, and what should be a straightforward conversation can turn into a standoff. Having someone on your side who knows how these negotiations typically go makes a real difference here.
5. Financing Timelines Can Fall Apart
Your lender works on a schedule, and that schedule depends on cooperation from the seller, especially around the appraisal. A seller who doesn't understand appraisal contingencies or loan deadlines can unintentionally slow things down, and a slow response at the wrong moment can push back or even blow up your closing date.
6. Title and Closing Surprises Show Up Late
Liens, boundary disputes, missing permits. These issues are much easier to handle when they're caught early. Without someone checking into the property's history ahead of time, surprises like this tend to surface right before closing, which is the worst possible time to find out about them.
The Fix Is Simple: Bring Your Own Agent
None of this means you should avoid a For Sale By Owner home. It means you shouldn't walk into one without your own representation. A buyer's agent is typically at no cost to you as the buyer, and having someone in your corner through pricing, paperwork, inspections, financing, and closing can save you from the exact issues listed above.
