Things I Tell My First Time Buyers Before They Even Start Looking
Before we ever step foot in a home together, there are a few things I sit down and go over with every first time buyer I work with. These aren't the fun parts of house hunting, but they're the parts that save you from heartbreak later. Here's what I tell my clients before we even open the MLS.
1. Get Pre Approved Before You Fall in Love with Anything
It's tempting to start scrolling listings the moment you decide you want to buy. But without a pre approval, you don't actually know what you can afford, and falling in love with a home outside your range only leads to disappointment. Talk to a lender first. It also tells sellers you're a serious buyer the moment you make an offer.
2. Your Monthly Payment Is More Than Principal and Interest
A lot of first time buyers budget based on the purchase price alone. Your actual monthly payment includes principal, interest, property taxes, homeowners insurance, and sometimes mortgage insurance or HOA dues. I always walk through the full picture with my buyers so there are no surprises once you're in the home.
3. The First House You See Is Rarely the One You Buy
House hunting is a process. Most buyers look at several homes before they find the right one, and that's normal. Don't feel discouraged if the first few showings don't feel like "the one." It usually takes seeing a range of homes to know what you actually want.
4. One Number Matters More Than Purchase Price
The number that actually matters is your total monthly cost, not the price on the listing. Two homes at the same price can have very different monthly payments depending on taxes, insurance, and HOA fees. I always help my buyers look past the sticker price to the number that hits their bank account every month.
